Commissioning Validates Design
The commissioning process ensures that systems are fully integrated and the building operates as intended in terms of performance and operating costs. Building Momentum Group’s™ special brand of commissioning ─ unique to the industry ─ covers the entire design process, from concept to completion to ongoing operation. It facilitates the delivery of a building that serves the best interests of the owner, tenants, and society.
Beginning with the Owner Project Requirements (OPR) and Basis of Design (BOD), we collaborate with building owners, designers, and contractors to ensure that operating systems, building materials, maintenance, and operation procedures work together to create economic, environmental, and social benefits. We bring our project management, engineering, and operations management expertise to every phase of the building process. This holistic approach includes examining all exterior and interior aspects of a building.
Retrocommissioning Improves ROI
Retrocommissioning seeks to confirm that all systems are operating as intended. It ensures that existing buildings are at optimum operational, environmental, and financial performance. In addition to improving performance and reducing operating and maintenance costs, retrocommissioning addresses ongoing construction-related problems and resolves inefficiencies that develop in aging buildings. Building Momentum Group’s holistic approach to this process recognizes the owner’s interests and promotes a balanced solution of desired outcomes and fiscal constraints.
Performance Monitoring Promotes Lean Processes
Monitoring the performance of previously commissioned buildings can address new operational problems, confirm the performance of existing systems and processes, and address the concerns of new owners. Our process specialists can track performance, provide well designed documentation, retrain operations personnel, benchmark buildings, and trend key systems. Because it helps detect and diagnose problems early, ongoing performance monitoring can lead to improved tenant satisfaction and higher occupancy rates.
Commissioning for LEED
To qualify a building for a LEED rating, the U.S. Green Building Council (USGBC) requires third-party certification that the built environment meets established criteria for energy, water, and resource efficiency; indoor air quality (IAQ); and site selection. Building Momentum Group works with building owners, designers, contractors, local utilities, and tenants (when appropriate) to ensure that buildings are environmentally compatible, provide a healthy work environment, and are profitable. In addition to coordinating with contractors to ensure adherence to the Owner Project Requirements (OPR), we develop the final commissioning report in accordance with LEED and AABC Commissioning Group (ACG) requirements.
